Ductless mini-splits · Mount Desert Island & Hancock County

Ductless mini-split installation

Quiet, efficient heating and air conditioning, room by room, with no ductwork needed. Installed by a local crew that sizes every system for a Downeast winter.

Why mini-splits suit island homes

Most houses on Mount Desert Island were built long before central air, and many heat with oil or propane through radiators or baseboard. Adding ductwork to an old cape or a shingle-style cottage is expensive and messy. A ductless mini-split needs only a small hole through the wall for the line set, so it fits almost any house.

Each indoor unit heats and cools its own zone, so you can keep the living room warm and let a guest room sit cool until it is needed. In summer the same units cool and dehumidify, which helps in damp coastal houses.

A mini-split is also a heat pump. It moves heat rather than burning fuel, so it can cut what you spend on oil or propane, and Efficiency Maine offers rebates when it is installed as a whole-home system. See heat pump cost and rebates.

What we install

  • Single-zone systems, one outdoor unit to one indoor unit
  • Multi-zone systems for several rooms from one outdoor unit
  • High-wall units for most rooms
  • Floor consoles where a wall unit will not fit
  • Cold-climate Mitsubishi and Fujitsu equipment
  • Ducted air handlers where a few hidden ducts make sense

Installation

How a mini-split install runs

A tidy install is what keeps a system quiet, efficient and good-looking for years.

  1. Home visit

We measure rooms, look at insulation and windows, and work out the heating load before choosing equipment.

  2. Placement plan

Indoor units go where air can reach the rooms you use. The outdoor unit goes on brackets or a stand, up out of drifting snow.

  3. Clean install

Line sets run in covers that blend in like a downspout, with a proper electrical disconnect at the outdoor unit.

  4. Start-up and walkthrough

We test the system, set the controls and show you how to run it for comfort and savings.

Cost

What changes the price of a mini-split

Every house is different, so we give a written estimate after the home visit, free. These are the things that move the number:

FactorWhy it matters
Number of indoor unitsEach zone adds an indoor unit, line set and labor.
Cold-climate ratingUnits that hold their heating output below zero cost more than entry-level models, and are what we recommend for year-round heat on the island.
Electrical workEach system needs a dedicated circuit; some older homes need panel work.
Line-set length and wall typeLong runs, stone foundations and multi-story routes take more time and material.
Single-zone vs multi-zoneSingle-zone units are rebate-eligible with Efficiency Maine; multi-zone systems are not.

Rebates can take a real bite out of the cost. See current Efficiency Maine rebates.

Questions

Mini-split questions

Will a ductless mini-split heat my house in January?

Cold-climate mini-splits are built to keep heating well below zero. What matters most is sizing the system to your home's heating load and putting the indoor units where heat can reach the rooms you use. We work that out on the home visit.

How many indoor units do I need?

It depends on the layout. An open first floor may need one; closed-off bedrooms usually need their own. We would rather fit the right number than one oversized unit that leaves back rooms cold.

Single-zone or multi-zone?

Single-zone systems pair one outdoor unit with one indoor unit. They are the type Efficiency Maine rebates, and each one runs independently. Multi-zone systems run several indoor units from one outdoor unit, which saves wall space outside but is not rebate-eligible.

Are mini-splits noisy?

Indoor units are quiet enough for bedrooms. The outdoor unit makes a low hum and, in winter, runs short defrost cycles where you may see steam rising from it. That is normal.

What maintenance do they need?

Rinse the indoor filters every month or two, keep snow clear of the outdoor unit, and have a yearly service. Over time the blower wheel inside the indoor unit collects buildup; we clean that as part of a deep service.

Can I add air purification?

Ductless units do not have ductwork for an in-duct purifier, but there are RGF options that fit. Ask on the estimate and we will recommend one for your layout.
